Building Survey
A Building Survey is suitable for most residential properties and provides a detailed picture of their construction and condition, including roofs, chimneys, walls, floors, ceilings, doors and windows. This report is more comprehensive than a HomeBuyer Report.
Building Surveys are usually recommended for more complex residential properties, for example if the property is of unusual construction, dilapidated, has been altered or where a major renovation or conversion is planned. Our Surveyors will provide advice on existing or potential problems and identify suitable remedial work. An indication of costs can be included as an additional service. Photographs are used within this report to identify particular defects.
RICS HomeBuyer Report
A HomeBuyer Report is intended for traditional, residential properties, primarily houses, flats and bungalows, which appear to be in a reasonable condition and have not had any significant alterations since original construction.
This report is designed to help prospective buyers to make an informed decision on whether or not to proceed with their purchase. Our Surveyors will give their professional opinion on the particular features of the property which affect its present value and may affect its future marketability. The report will also assist in identifying what decisions and actions should be taken before contracts are exchanged.
There is the option to ‘bolt-on’ a valuation to the report and the Surveyor will then give their opinion as to whether or not the property is reasonably priced.
Homescore Report
A new product to the market ideal for residential properties which appear to be in reasonable condition and have not undergone any significant structural alterations.
Homescore aims to deliver the information required as quickly and succinctly as possible. Quality is not compromised and a qualified Surveyor will make an inspection of the property and follow this up with a report, usually within 24 hours, rating all the important elements of the property from 1-10.
This report offers the condition of a property at a glance and can be useful for purchasers and vendors alike.
Valuation Report
A short report offering our Surveyor’s professional opinion of value.
A valuation can be bolted on to our HomeBuyer Report and can also be an optional extra to the Homescore report and Building Survey if requested.
A private valuation report may be useful if a secured lending valuation is not required (i.e. cash buyer), or if you wish to obtain an opinion of value prior to making an offer.
The Surveyor will be happy to discuss their opinion with you in more detail once you have received the report.
